서울 아파트 상위 1% 진입선 46억↑..“지방과 격차 더 벌어졌다”

서울에서 아파트 가격 상위 1%에 들기 위해서는 최소 46억 원 이상이 필요한 반면, 일부 지방은 5억~6억 원 선으로 나타나 큰 격차를 보였다.

 

20일 직방에 따르면 2020년 이후 전국 아파트 매매 실거래 데이터를 분석한 결과, 2026년 상반기 기준 서울의 상위 1% 거래가격 진입선은 46억4998만 원으로 집계됐다. 

 

상위 1% 진입선은 해당 지역 거래 내역 중 상위 1%에 포함되기 위한 ‘최저 기준선’이다. 초고가 아파트가 이끄는 실제 서울의 상위 1% 평균 거래가격은 진입선보다 훨씬 높은 63억590만 원에 달했다.

 

지방 주요 도시와 비교하면 자산 쏠림 현상은 더욱 도드라진다. 경기도의 상위 1% 진입선은 18억5000만 원(평균 22억3468만 원)이었으며, 대구는 15억8000만 원(평균 19억475만 원), 부산은 15억2500만 원(평균 21억8960만 원)을 각각 기록했다.

 

그 외 지역을 보면 세종이 12억8000만 원으로 뒤를 이었고 대전과 인천은 11억 원 대의 진입선을 나타냈다. 광주와 충북, 경남 지역은 7억~9억 원 수준이었으며, 충남과 전북은 7억 원 대, 강원과 경북은 5억~6억 원 대로 집계되는 등 지역별 상위 1% 시장의 가격 수준에는 큰 차이가 있었다.

단, 두 지역 모두 지난해 최고점보다는 낮아졌으나 여전히 압도적인 가격대를 유지하며 견고한 최상위 시장을 형성하고 있다고 직방은 분석했다.

 

지역별 상위 1% 시장을 구성하는 단지의 특성에서도 뚜렷한 차이점이 나타났다. 수도권의 경우 기존 고가 단지에 더해 신규 고급 주거단지의 거래가 활발히 이어지며 시장의 외연이 확대되는 모습이다. 

 

서울은 한강변, 재건축, 신축 고급 단지를 중심으로 고가 거래가 속출했다. 경기도는 과천, 성남 분당·판교, 광교, 동탄 등 서울 접근성이 우수하거나 자체 자족 기능을 갖춘 지역들에서 고가 거래가 고르게 발생하며 상위 1% 시장이 폭 넓게 형성됐다.
