브레이크뉴스 정명훈 기자= 지난 10여년 간 개발사업이 무산됐던 용산정비창 부지가 국제 업무지구로 탈바꿈할 전망이다.
서울시와 용산구는 용산정비창 부지를 활용해 100층 높이의 빌딩과 대규모 녹지, 업무와 주거·여가 시설이 어우러진 세계 최대의 '수직 도시'를 조성하겠다는 계획을 발표했다.
지난 5일 서울시가 발표한 자료에 따르면 용산국제업무지구 개발계획안은 세계 최초, 세계 유일의 도심부 융복합 혁신개발을 표방하고 있다.
이 계획안은 서울시와 코레일, SH공사가 약 130차례의 회의를 거쳐 마련한 것으로, 업무, 주거, 여가문화 등 생활에 필요한 모든 활동과 이동을 한 건물 또는 도보권 내에서 해결할 수 있는 '콤팩트시티'로 만들겠다는 계획이다.
구역은 용도에 따라 ▲국제업무 ▲업무복합 ▲업무지원 등 3개 존(Zone)으로 구분되는데, 국제업무존에는 랜드마크가 될 100층 높이의 빌딩이 들어설 예정이다.
랜드마크가 될 건물을 중심으로 업무복합·업무지원존으로 갈수록 건축물이 차츰 낮아져 주변 도시와 스카이라인이 자연스레 어우러지게끔 배치한다는 구상이다.
랜드마크 최상층에는 서울을 한눈에 담을 수 있는 전망시설·어트랙션 등 복합놀이공간이 계획돼있고, 저층부에는 콘서트홀, 아트뮤지엄, 복합문화도서관 등을 배치해 공연·전시·체험을 즐길 수 있도록 할 전망이다.
가장 넓은 면적을 차지하는 업무복합존(10만4905㎡)에는 용산전자상가, 현대R&D센터와 연계한 인공지능·빅데이터 등 업무 및 기업지원시설이 입주하게 된다.
특히 업무복합존 건축물 고층부인 45층에는 1㎞ 길이의 스카이트레일(보행 전망교)을 설치한다. 오세훈 시장은 스카이트레일에 대해 "별도 비용 지불 없이 누구나 무료로 이용할 수 있도록 하겠다"고 강조하며 관광객 유치 효과를 클 것이라고 강조했다.
아울러 업무지원존(9만5239㎡)’은 국제업무·업무복합존의 배후지로 주거·교육·문화 등 지원시설들로 국제업무지구의 윤활유 역할을 한다.

이들 복합용지와 도로, 공원녹지 등 기반시설용지를 합한 총 면적은 49만4601㎡로, 일본 롯본기힐스(11만㎡)의 4.5배, 코엑스(20만㎡)의 2.5배에 달한다.
내년 하반기 기반시설 공사 및 토지공급에 착수할 예정이며 2028년 기반시설이 준공되면 2029년 획지별 건축공사에 착공해 2030년부터 입주를 시작한다.
