브레이크뉴스 문홍철 기자= 서울시는 현대차그룹이 서울 강남구 삼성동에 조성하는 글로벌 비즈니스 콤플렉스(GBC)에 대해 사업시행자인 현대차그룹이 개발계획 변경제안서를 21일 제출했다고 밝혔다.
GBC 개발은 2016년 사전협상을 통해 강남구 삼성동 옛 한전부지(사업면적 7만9341.8㎡)에 지상 105층(561m 높이)의 업무빌딩과 호텔, 국제적 수준의 전시‧컨벤션 시설과 공연장 등을 조성하는 것으로 계획된 바 있다.
현대차그룹은 개발계획 변경을 위해 2024년 2월 변경제안서를 접수했으나, 계획내용 보완을 위해 2024년 7월 철회했다. 이번에 지상 54층(242m 높이) 3개 동의 건축계획 등으로 변경한 개발계획 변경 제안서를 서울시에 제출했다.
서울시는 기존 사전협상을 통해 계획된 초고층 랜드마크 및 배치계획 등의 전면적인 변경사항이 발생한 만큼, 현대차 측에서 새로 제안한 GBC 개발계획에 대해 관련 조례와 지침에 따라 협상조정협의회를 거쳐 추가협상을 진행할 계획이다.
또한, 서울시는 현대차그룹이 제출한 개발계획 변경(안)을 놓고 전문가·민간·공공으로 구성된 협상조정협의회를 구성, GBC 부지에 대한 추가 협상을 조속히 추진할 계획이다. 향후 협상 결과를 반영해 지구단위계획 변경 결정 절차를 추진할 예정이다.
김창규 서울시 균형발전본부장은 “현대차 GBC는 서울 동남권 개발의 역점사업인 국제교류복합지구의 주축임에도, 기존 계획 결정 이후 오랜 시간 공사가 더디게 진행돼 왔다”며 “건설경기 불황 등 어려운 경제전망 속에서 사전협상을 비롯한 행정절차를 최대한 효율적으로 진행, 현대차 GBC의 개발을 통해 서울의 도시경쟁력 강화 및 양질의 미래 일자리 창출이 이뤄질 수 있도록 최선을 다하겠다”고 말했다.
