브레이크뉴스 문홍철 기자= 서울시 ‘도시건축디자인 혁신 사업’ 제1호에 성수동 옛 이마트부지에 들어설 ‘K-PROJECT(가칭) 복합문화시설’이 선정됐다.
서울시는 성동구 이마트부지 개발사업에 대한 도시관리계획을 결정 고시하고 본격적인 디자인 혁신 사업에 들어간다고 1일 밝혔다.
‘도시건축디자인 혁신 시범사업 1차 공모’에 들어설 K-PROJECT는 영국 출신 세계적인 건축가 데이비드 치퍼필드가 참여한 작품이다.
올해 2월부터 주민공람, 기관 협의, 심의 등 관련 절차를 거쳐 이번에 도시관리계획(이마트부지 지구단위계획구역 지정 및 계획, 특별계획구역 지정 및 세부개발 계획) 결정 및 지형도면을 고시하게 됐다.
이번에 성동구 이마트부지가 시범사업에 선정되면서 해당 부지는 기존 용적률 400%에서 ‘창의혁신 용적률’을 추가로 적용받아 최대 560%까지 확보하게 됐다. 서울시는 서울숲~성수역을 잇는 새로운 지역의 랜드마크이자 문화거점이 탄생할 것으로 기대하고 있다.
K-PROJECT는 ‘도시건축디자인 혁신 시범사업’으로 선정돼 서울시가 제시한 ‘감성디자인 가이드라인’ A~E 항목을 충실히 반영, 당초 건축 계획안을 발전시켰다.
전면 개방되는 저층부는 이스포츠(E-Sports)를 비롯한 각종 행사와 전시·공연 등 즐길거리가 상시 열리고, 지상 17층 높이 옥상은 성수동 일대를 조망하는 전망 명소 역할을 할 전망이다. 주민과 성수지역 방문자를 위해 지하주차장도 개방하게 된다.
한편, 서울시는 혁신 디자인을 검토할 때 △도시·건축 공간의 새로운 방향과 근본적 개선 방안 제시 △시민의 예술적 감수성을 고양할 수 있는 심미성 높은 디자인 △환경의 건전성과 감성에 기여하는 형태와 구조 재료 제안 △자연 역사와의 조화·대지 장소의 이야기를 창의적으로 해석 △다양한 기능을 융복합해 새로운 공간구조 또는 이용방식 구현 등의 요건에 중점을 둘 방침이다.
임창수 서울시 미래공간기획관은 “구겐하임 미술관이 들어선 이후 스페인 빌바오가 세계적인 관광도시로 발돋움한 것처럼 혁신 건축물은 도시경쟁력을 견인한다”며 “성수동 옛 이마트부지를 시작으로 도시건축디자인 혁신 사업에 선정된 총 16개 작품이 빠르게 실현돼 서울의 매력이 한층 더 향상될 수 있도록 지원해 나가겠다”고 말했다.
