브레이크뉴스 문홍철 기자= 압구정 갤러리아 세계적인 디자이너 ‘토마스 헤더윅’의 디자인을 바탕으로 강남의 새로운 랜드마크로 재탄생 될 예정이다.
서울시는 지난 10일 제4차 도시·건축공동위원회 수권분과위원회를 개최, 강남구 압구정동 494일원의 압구정갤러리아백화점 신축사업 관련 압구정아파트지구지구단위계획 결정(변경), 특별계획구역 세부개발계획 결정(안)을 ‘수정가결’ 했다고 11일 밝혔다.
서울시는 창의·혁신디자인을 통해 압구정 로데오역 일대를 미래에 관광전략 거점으로 육성하고, 상업·문화 중심기능 강화를 위해 해당 지구단위계획 및 특별계획구역 계획변경 및 세부개발 계획을 결정됐다고 설명했다.
이번 사업은 2023년 12월 공모한 제2차 도시건축디자인혁신사업 공모를 통하여 대상지로 선정됐다. 세계적인 디자이너 ‘토마스 헤더윅’의 혁신적인 디자인을 바탕으로 강남의 새로운 랜드마크가 조성 될 것으로 전망된다.
주요 용도인 판매시설(백화점) 외에도 지하광장-저층부 실내 및 외부 공개공간-중층 정원-옥상정원으로 연결되는 공유공간을 통해 시민들이 풍부한 도시공간을 경험하도록 계획됐다.
특히, 지하광장은 공공 오픈스페이스가 부족한 해당 지역 내 압구정 로데오 상권과 증가하는 국내·외 방문객들을 위한 시민 휴게·편의시설을 제공하고, 공공 전시 및 이벤트 개최 장소로 활용할 예정이다.
3개층 높이의 실내형 공개공간은 365일 쾌적하게 시민을 위한 녹지공간을 제공하며, 중층정원과 옥상정원을 계획해 다양한 레벨에서 도시와 한강을 조망 할 수 있는 공간을 개방할 방침이다.
또한, 2026년 이전 예정인 청담고등학교 부지를 활용해 디자인센터 등 문화복합시설을 해당 사업의 공공기여로 설치 제공할 계획이다.
한편, 이번 사업은 ‘도시건축디자인혁신사업’ 선정시 건폐율(최대 60%)과 용적률은 시행률의 1.2배(최대 60%)에 대해 추가 완화를 요청한 바 있으며, 건축위원회 심의 시 최종 완화량 등이 결정될 예정이다.
임창수 서울시 미래공간기획관은 “독특한 디자인의 새로운 랜드마크 조성과 시민공유공간 개방을 통한 지역 연계로 새로운 활력을 불어 넣을 수 있을 것으로 기대한다”고 말했다.
