우미건설 컨소시엄(우미건설, GS건설, ESI)이 12월 12일 한국토지주택공사(LH)에서 진행한 고덕국제화신도시 ‘패키지형 공모사업’ P1의 우선협상대상자로 최종 선정됐다. 이번 사업은 총 사업비 약 2조 원에 달하며, 4,145세대로 구성된 대규모 프로젝트다.
고덕국제화신도시는 젊은 인구가 집중되는 평택 지역에 위치해 있으며, 우미건설 컨소시엄은 ‘고덕 The Vibe’라는 콘셉트를 통해 높은 평가를 받았다. 이들은 공원, 학교, 상업시설, 업무 공간 등 다양한 인프라와의 연결성을 강조하며 지역의 중심이 되는 단지를 제안했다. 특히, 근린공원과 연결된 녹지 공간을 통해 열린 배치를 계획하고, 중앙광장과 함께 하나의 큰 숲을 형성하는 디자인을 구상하고 있다.
이번 패키지형 공모사업은 설계공모사업과 민간참여사업이 결합된 형태로, 총 3개 패키지(P1, P2, P3)로 나뉘어 진행된다. 우미건설 컨소시엄은 P1을 수주했으며, 이 패키지는 3개 블록의 설계공모사업과 3개 블록의 민간참여사업으로 구성되어 있다.
특히, 임대아파트를 제외한 단지에는 우미건설의 리뉴얼된 아파트 브랜드 ‘린’이 적용될 예정이다. ‘린’은 주거의 본질적인 기능에 충실하고 간결한 디자인을 추구하며, ▲퓨어 라이프(Pure Life) ▲퓨어 엑설런스(Pure Excellence) ▲퓨어 하트(Pure Heart)라는 핵심 가치를 내세우고 있다.
고덕국제화신도시는 GTX A·C노선이 연장되는 지역으로, 삼성전자 평택캠퍼스 등 풍부한 배후 수요를 갖추고 있다. 각 단지 인근에는 학교 용지와 업무용지, 상업용지가 가까워 편리한 생활환경이 조성될 것으로 기대된다. 특히, 평택시청이 예정된 행정타운과의 근접성도 큰 장점으로 작용할 전망이다.
우미건설 관계자는 “LH의 최대규모 사업을 수주하게 되어 막중한 책임감을 느끼며, 성공을 위해 최선을 다하겠다”며 “앞으로도 LH의 다양한 사업에 참여해 주택 공급에 앞장서겠다”고 밝혔다.
Umi E&C Selected as the Preferred Bidder for P1 of Kodok Internationalization New City's Packaged Public Offering Project
A consortium of Umi-E&C (Umi-E&C, GS E&C, and ESI) was finally selected as the preferred bidder for P1 of the 'Packaged Public Offering Project' for Kodok Internationalization New City, which was held by the Korea Land and Housing Corporation (LH) on the 12th. The project is a large-scale project with a total project cost of about KRW 2 trillion and consists of 4,145 units.
Kodok Internationalization New City is located in the Pyeongtaek area, where the young population is concentrated, and the UMI E&C consortium received high praise for its concept of 'Kodok The Vibe'. They proposed a complex that emphasizes connectivity to various infrastructures, including parks, schools, commercial facilities, and workspaces, and is the center of the region. In particular, they envisioned an open layout with green spaces connected to neighborhood parks, and a design that forms a large forest with a central plaza.
The packaged competition is a combination of a design competition and a private participation project, and will be divided into three packages (P1, P2, and P3). The Umi E&C consortium won P1, which consists of a design competition for three blocks and a private participation project for three blocks.
In particular, the complex, excluding rental apartments, will feature Umi E&C's renewed apartment brand 'Lean'. 'Lean' pursues a concise design that is faithful to the essential functions of a residence, and its core values are ▲ Pure Life, ▲ Pure Excellence, and ▲ Pure Heart.
Kodok Internationalization New City is an area where the GTX A-C line is extended, and has abundant hinterland demand, including the Pyeongtaek campus of Samsung Electronics. Each complex is expected to create a convenient living environment with school sites, business sites, and commercial sites nearby. In particular, the proximity to the administrative town, where the Pyeongtaek City Hall is planned, is also expected to be a major advantage.
“We feel a great sense of responsibility for winning LH's largest project, and we will do our best to succeed,” said an official from Umi-E&C. ”We will continue to participate in LH's various projects and take the lead in supplying housing.”
