24일 경주시에 따르면 이번 뉴:빌리지 사업은 도시재생 활성화 구역 사업지를 대상으로 민간의 자율주택정비 촉진과 공공의 부대 편의시설을 조성하는 것으로, 기반 시설 및 편의시설 지원을 통해 주민 생활의 질을 높이고 지역 활성화를 도모하는 사업이다.
이번 공모에 선정된 성건1지구는 △주차장 및 생활 편의시설 조성 △공원 리뉴얼 및 도보생활권 주차장 조성 △집수리 및 주택정비 연계 편의시설 설치 지원 등의 내용으로 사업이 진행된다.
특히 주민들이 주택 정비를 추진하는 경우 용적률은 법 상한의 1.2배로 완화되며, 자율주택정비사업 저리 기금융자 등이 제공된다.
이로 인해 시는 노후 저층 주거환경 개선과 주차·공원 등 핵심 인프라 구축 시 민간주택정비 참여를 적극 촉진할 예정이다.

시는 이번 사업을 통해 주민들의 생활 인프라 접근성을 향상 시키고, 지역의 전월세 등 안정적인 주거 수요 공급에 크게 기여할 것으로 기대한다.
주낙영 경주시장은 “지난 몇 년간 지역 주민들과 함께 공모 대응 전략을 세우고 정부 예산 확보에 행정력을 집중한 결과 값진 결실을 거둘 수 있었다”라며 “지역 주민들이 직접 체감할 수 있을 수 있는 조기 사업 효과를 위해 사업 추진에 내실을 다지겠다”고 전했다.

According to Gyeongju City on the 24th, this New: Village Project is a project that promotes private autonomous housing maintenance and creates public auxiliary convenience facilities in urban regeneration activation zones, and aims to improve the quality of life of residents and revitalize the region by supporting infrastructure and convenience facilities.

In particular, if residents promote housing maintenance, the floor area ratio will be relaxed to 1.2 times the legal upper limit, and low-interest loans for autonomous housing maintenance projects will be provided.
Accordingly, the city plans to actively promote private housing maintenance participation in improving the aging low-rise residential environment and building key infrastructure such as parking and parks.
The city expects that this project will improve residents’ accessibility to living infrastructure and greatly contribute to the stable supply of housing demand such as monthly rent in the region.
Gyeongju Mayor Joo Nak-young said, “As a result of establishing a public offering response strategy with local residents over the past few years and concentrating administrative power on securing government budget, we were able to achieve valuable results,” and added, “We will work to solidify the substance of the project promotion so that local residents can directly feel the early project effects.”
