충북 청주시가 지난해에 이어 올해도 지방 부동산 청약 시장에서 주목할 만한 경쟁률을 기록하고 있다. 지난해 충청권 분양단지 중 최고 수준의 청약 경쟁률을 보인 데 이어, 올해 들어서도 높은 관심이 이어지고 있다.
이달 말에는 청주시 서원구 장성동 일원에서 '신분평 더웨이시티 제일풍경채'의 분양이 예정돼 있어 향후 시장 반응이 주목된다. 해당 단지는 신분평 도시개발사업의 첫 분양 단지로, 대규모 개발지구의 주거 수요를 일부 흡수할 것으로 보인다.
청주, 충청권 최고 청약 경쟁률 기록
한국부동산원 청약홈 자료에 따르면 2023년 청주에서 분양된 6개 단지 중 4개 단지가 두 자릿수 이상의 1순위 경쟁률을 기록했다.

올해 4월에는 ‘청주 테크노폴리스 아테라 2차’가 152가구 모집에 약 1만6,668명이 1순위 청약에 신청하며 평균 109.7대 1의 경쟁률을 기록했다.
청주 청약시장의 열기에는 실수요 중심의 주택 수요가 뒷받침되고 있다는 분석이다. 청주에는 청주일반산업단지, 오송생명과학단지, 오창과학산업단지 등 대규모 산업시설이 조성돼 있어, 일자리 창출과 인구 유입이 꾸준히 이어지고 있다.

Cheongju, North Chungcheong Province, is recording notable competition rates in the local real estate subscription market again this year, following last year's performance. After showing the highest subscription competition rate among all complexes sold in the Chungcheong region last year, high interest has continued into this year.
Towards the end of this month, the sale of 'Sinbunpyeong The Way City Jeil Punggyeongchae' is scheduled in Jangseong-dong, Seowon-gu, Cheongju, and future market response is garnering attention. This complex is the first for sale within the Sinbunpyeong Urban Development Project and is expected to absorb some of the residential demand in the large-scale development area.
Cheongju Records Highest Subscription Competition Rate in Chungcheong Region
According to data from the Korea Real Estate Board's subscription website, four out of six complexes sold in Cheongju in 2023 recorded first-round competition rates of double digits or higher.
Additionally, 'Hillstate Eoullim Cheongju Sajik' showed a competition rate of 3.14 to 1, but all 1,675 general sale units were successfully contracted, proving market demand.
In April of this year, 'Cheongju Technopolis Aterra 2nd' attracted approximately 16,668 first-round applicants for 152 units, achieving an average competition rate of 109.7 to 1.
Sustained Demand Drives Cheongju's Subscription Market
Analysis suggests that the fervor in Cheongju's subscription market is supported by housing demand primarily from actual residents. Cheongju is home to large-scale industrial facilities such as the Cheongju General Industrial Complex, Osong Bio-complex, and Ochang Science Industrial Complex, which consistently create jobs and attract population inflow.
As of October 2023, Cheongju's population exceeded 880,000 and has continued to increase since then. The sustained net population growth is also positively viewed in terms of the stability of residential conditions.
