브레이크뉴스 문홍철 기자= 롯데건설은 PF우발채무 해소방안 마련해 충분한 유동성을 확보했다고 5일 밝혔다.
지난 3일 하나증권에서 발표한 리포트에 따르면 롯데건설의 올해 1분기까지 도래하는 미착공PF 규모가 3조200억원이며, 서울을 제외한 지역의 미착공PF는 약 2조5000억원으로 추정했다.
또한, 보유 현금은 2조3000억원 수준이며, 1년 내 도래하는 차입금은 2조1000억원이기 때문에 1분기 만기 도래하는 PF우발채무를 감당하기 어렵다고 언급했다.
이에 대해 롯데건설은 올해 1분기 만기가 도래하는 미착공PF 3조2000억원 중 2조4000억원은 1월 내 시중은행을 포함한 금융기관 펀드 조성 등을 통해 본PF 전환 시점까지 장기 조달구조로 연장하고, 8000억원은 1분기내 본PF 전환 등으로 PF우발채무를 해소할 예정이라고 전했다.
또한, 미착공PF로 언급된 3조2000억원 중 서울ㆍ수도권 사업장은 1조6000억원(50%) 규모이며, 지방 사업장은 1조6000억원(50%) 규모다.
롯데건설은 지방 사업장의 경우에도 해운대 센텀 등 도심지에 위치해 분양성이 우수한 사업장이기 때문에 분양에 문제가 없을 것으로 판단하고 있다.
