브레이크뉴스 문홍철 기자= 국토교통부가 하자심사분쟁조정위원회에 신청된 공동주택 하자 처리 현황과, 주요 건설사별 2024년 하반기(3차) 하자판정 결과를 공개했다.
하심위는 공동주택의 하자 여부 판정 등 하자와 관련한 분쟁을 신속하고 공정하게 해결해 입주자의 불편해소와 피해확산을 방지하고자 2009년부터 운영하고 있다.
실제 하자 여부에 대한 판단을 하는 ‘하자심사’는 2019년부터 2024년 8월까지 총 1만2771건이었으며, 이 중 실제 하자로 판정받은 비율은 64%(8197건) 수준으로 나타났다.
하자로 인정된 주요 유형을 살펴보면 △기능 불량(14.01%) △들뜸 및 탈락(12.1%) △균열(10.7%) △결로(8.4%) △누수(7.8%) △오염 및 변색(7.3%) 등이었다.
최근 6개월(2024년 3월~8월)을 기준으로 하자판정 비율이 높은 상위 건설사는 △㈜삼도종합건설(888%) △㈜태곡종합건설(657%) △우리피엠씨종합건설㈜(588%) △㈜유명종합건설(400%) △라임종합건설㈜(271.4%) 순으로, 공급 세대수가 50호 미만인 소규모 건설사가 주를 이뤘다.
최근 5년(2019년 9월~2024년 8월) 누계 기준으로 하자판정 비율이 높은 상위 건설사는 △지우종합건설㈜(2660%) △재현건설사업㈜(2300%) △혜성종합건설㈜(1,300%) △㈜유백운종합건설(742%) △㈜지향종합건설(732.6%) 순이었다.
지난 발표 시 기준과 동일한 하자판정 건수를 기준으로 하는 경우, 최근 6개월(2024년 3월~8월)간 상위 건설사는 △현대엔지니어링㈜(118건) △재현건설산업㈜(92건) △지브이종합건설(80건) △라임종합건설㈜(76건) △삼도종합건설㈜(71건) 등이었다.
최근 5년(2019년 9월~2024년 8월) 누계 기준으로 하는 경우, 상위 건설사는 △지에스건설㈜(1639건) △계룡건설산업㈜(590건) △대방건설㈜(523건) △에스엠상선㈜(491건) △㈜대명종합건설(361건) 순으로 다양한 규모의 회사가 고르게 분포돼 있었다.
