대우건설 시공의 ‘용인 푸르지오 클루센트’가 12월 분양을 앞두고 있다. 신대지구 중심 입지, 우수한 교통 접근성, 교육·생활 인프라 등을 갖춘 신규 대단지로, 용인 처인구 도시개발 흐름 속에서 주거 수요자의 관심을 받고 있다.
사업 시행사 용인신대PFV㈜는 처인구 역북동 811 일원 신대지구 A1블록에 들어서는 ‘용인 푸르지오 클루센트’를 이달 분양할 예정이라고 밝혔다. 단지는 지하 3층~지상 29층, 6개 동, 전용 84㎡ 단일 면적으로 총 784가구로 구성된다. 타입은 ▲84㎡A 569가구 ▲84㎡B 163가구 ▲84㎡C 52가구다.
신대지구 개발과 주거벨트 형성 흐름
신대지구는 옛 용인세브란스병원 부지를 포함한 일대가 도시개발사업으로 재정비되는 지역이다. 주거·문화공원·주차장 등 기반시설이 순차적으로 조성되고 있으며, 인근 역북·역삼지구(계획)와 함께 처인구의 새로운 주거축을 형성하고 있다.
단지는 에버라인 명지대역이 도보권에 있어 역세권 입지를 갖추고 있다. 에버라인 이용 후 수인분당선 기흥역 환승을 통해 강남·판교 등 주요 업무지구로 이동이 가능하다. 경강선 연장(추진 중), 국도 45·57호선 확장(추진 중), 국지도 84호선 개설(예정) 등이 향후 교통 편의성을 높일 수 있다는 평이 나온다.
서용인IC를 통한 영동고속도로·수도권제2순환고속도로 접근이 용이하며, 동용인IC는 국토부 승인을 받아 2029년 개설될 예정이다. 다양한 간선도로와 고속도로 접근성은 지역 내 이동 편의성을 높이는 요소로 평가된다.
처인구 일대에 조성되는 ‘용인 첨단시스템 반도체 국가산업단지’와 SK하이닉스가 추진 중인 ‘용인 반도체 클러스터 일반산업단지’ 등 반도체 관련 산업 기반이 구축되고 있다. 단지는 차량 이동 시 권역 내 주요 산업단지와 연계성이 있는 것으로 나타난다.
교육·환경·생활 인프라
도보권에 서룡초가 있으며, 주변에는 용신중·용인고·명지대·용인대 등 교육시설이 위치해 있다. 또한 금학천 수변 입지, 신대문화공원·번암공원·산책로 등 자연환경 요소도 갖추고 있다. 용인 행정타운(용인시청·세무서·교육지원청 등), 쇼핑시설(이마트·더와이스퀘어) 접근성도 생활 편의 측면에서 장점으로 언급된다.
전 가구 남향 위주 배치, 4베이 구조 적용, 가구당 1.44대의 주차 공간 확보 등 상품성이 포함돼 있다. 단지와 관련된 구체적인 설계 요소는 분양정보와 견본주택을 통해 확인 가능하다.
분양 관계자는 “신대지구 개발과 다양한 인프라 조성 과정에서 주거지에 대한 관심이 높아지고 있다”며 “향후 견본주택을 통해 단지 정보를 상세히 안내할 예정”이라고 설명했다.
“Yongin Prugio Clucent” to Begin Sales in December

“Yongin Prugio Clucent,” a new residential project constructed by Daewoo E&C, is scheduled to begin sales in December. Located in the core of the Shindae District, the development offers convenient transportation access, educational resources, and surrounding amenities, drawing attention from prospective residents amid ongoing urban development in Yongin’s Cheoin-gu area.
According to the project developer, Yongin Shindae PFV Co., Ltd., the complex—situated at 811 Yeokbuk-dong in the Shindae District A1 Block—will comprise 784 units in six buildings ranging from three basement levels to 29 floors above ground. All units will be offered in the 84㎡ layout, with the following distribution: 569 units of Type 84㎡A, 163 units of Type 84㎡B, and 52 units of Type 84㎡C.
The Shindae District is undergoing redevelopment, including the former Yongin Severance Hospital site. Residential areas, cultural parks, parking facilities, and other urban infrastructure are being established in phases. Along with the nearby Yeokbuk and planned Yeoksam districts, the area is emerging as a new residential belt within Cheoin-gu.
The complex is within walking distance of Myongji University Station on the Everline, providing access to Giheung Station on the Suin–Bundang Line, which connects to major business districts such as Gangnam and Pangyo. Planned infrastructure improvements—including the proposed extension of the Gyeonggang Line, expansion of National Routes 45 and 57, and the construction of Local Route 84—are expected to enhance regional mobility.
Road access is also convenient, with connections to the Yeongdong Expressway and the Second Capital Region Ring Expressway via Seoyongin IC. Dongyongin IC, which recently received approval from the Ministry of Land, Infrastructure and Transport, is scheduled to open in 2029.
The location provides access to major industrial clusters in the region. These include the Yongin Advanced System Semiconductor National Industrial Complex and SK hynix’s Yongin Semiconductor Cluster, both under development, as well as other industrial zones such as the Second Yongin Technovalley and the Yongin Global Logistics 4.0 Distribution Complex.
Seoryong Elementary School is within walking distance, and nearby educational institutions include Yongsin Middle School, Yongin High School, Myongji University, and Yongin University. The complex also benefits from its proximity to natural surroundings such as the Geumhakcheon riverside, Shindae Culture Park, Beonam
Key public services—including Yongin City Hall, the local tax office, education office, and police station—are located in the nearby administrative town. Retail and cultural amenities, such as Emart and The Y Square, are also accessible.
The development incorporates south-facing building orientations, four-bay unit layouts, and 1.44 parking spaces per household. Additional design details will be provided through official sales materials and the model home.
A project representative stated, “Interest in residential areas within the Shindae District continues to grow as development and infrastructure projects progress. Detailed information about the complex will be shared through the model home.”
