양산증산지구 도시개발사업 본격화

[브레이크뉴스=황민성 기자] 양산시는 물금읍 증산리 일원의 ‘양산증산지구 도시개발사업’ 추진을 위해 11일 제일건설컨소시엄의 대표사 ㈜제일건설, 웰메이드플레이스㈜, 한국투자증권㈜과 사업 협약을 체결했다. 

이번 협약은 지난해부터 세 차례에 걸쳐 추진해 온 민간참여자 공모 결과 제일건설컨소시엄이 지난해 9월말 우선협상대상자로 선정된 이후, 약 4개월간 양산시와 제일건설컨소시엄간의 협상과 경남도의 협약 승인 절차를 마무리한 뒤 진행된 것으로 이번 협약을 통해 양산시의 핵심 도시개발 사업 중 하나인 증산신도시 조성이 본격적인 추진될 것으로 전망된다.

양산 증산지구 도시개발사업은 물금읍 증산리 일원 약 80만㎡ 부지에 공동주택 및 단독주택 7,069세대를 포함한 주거단지와 공원·녹지, 교육·문화 시설을 조성하는 대규모 도시개발사업이다. 

총사업비는 약 8331억원 규모로 양산시가 50.1%, 제일건설컨소시엄 49.9% 출자한 특수목적법인을 설립해 사업을 추진할 계획이다. 

특히 이번 도시개발사업은 2040년 양산시 계획인구 48만 명 달성과 미래 성장 거점 교두보로서의 역할을 할 것으로 기대되며, ‘도시·자연·사람이 공존하는 자족복합도시’ 조성과 함께 지역경제 활성화에도 크게 기여할 것으로 예상된다. 

이날 협약에 따라 양산시는 도시개발 사업이 원활히 추진되고 민간사업자의 제안내용이 충실히 이행될 수 있도록 관련 법령에 따른 행정지원을 적극 제공할 예정이며, 제일건설컨소시엄은 본 사업의 책임준공 및 안정적인 재원조달 등을 통해 사업이 조기에 조성될 수 있도록 최선을 다한다는 방침이다. 

양산시 관계자는 “이번 협약 체결을 시작으로 2026년말까지 특수목적법인 설립, 사업시행자 지정, 개발제한구역 해제를 목표로 사업을 추진할 것”이라며 “제일건설컨소시엄이 제안한 2032년 공사 준공 시기를 2030년으로 앞당길 수 있도록 행정역량을 집중할 계획”이라고 밝혔다.
