이번 공급 대상 용지는 경산시 진량읍 신상리 일원에 위치하며, 필지별 면적은 420.9㎡에서 942.2㎡ 규모다. 경산1~4 산업단지와 인접해 있어 산업단지 종사자들의 생활·상업 수요를 흡수할 수 있는 입지적 장점을 갖추고 있으며, 인근 경산 선화지구와 대구CC 등과 연계된 배후 수요 확보도 가능해 상권 형성 여건이 양호한 것으로 평가된다.
해당 용지는 음식점과 카페, 편의점 등 근린생활시설은 물론 병원, 학원, 사무실 등 업무시설 입지가 가능하다. 아울러 단독주택 및 다가구주택 형태의 원룸·임대주택 건축도 허용돼 산업단지 종사자를 대상으로 안정적인 임대 수익 창출이 기대된다.
특히 이번 공급 물량 가운데 17필지는 재감정을 통해 분양가격이 조정되면서 2024년 공급가 대비 평균 약 14% 인하된 가격으로 공급된다. 이는 최근 부동산 시장 위축 상황을 반영해 실수요자의 부담을 낮추고 조기 분양 활성화를 유도하기 위한 조치다.
대금 납부 조건도 완화됐다. 계약금 10% 납부 이후 1차 중도금 20%, 2차 중도금 20%, 잔금 50%로 분할 납부할 수 있으며, 중도금과 잔금은 3년간 무이자 할부가 가능해 초기 자금 부담을 크게 줄였다.
이재혁 사장은 “이번 공급은 분양가 인하와 장기 무이자 할부 등 실수요자와 투자자의 부담을 완화한 것이 특징”이라며 “산업단지 종사자 수요와 주변 배후 수요가 결합된 입지인 만큼 지역 경제 활성화와 정주 여건 개선에 기여할 것으로 기대한다”고 밝혔다.
