브레이크뉴스 최애리 기자= 서울 강남의 대표적인 노후 대단지인 은마아파트가 서울시의 재건축 심의를 통과했다.
서울시는 지난 19일 제11차 도시계획위원회의를 열고, 강남구 은마아파트 주택 재건축 정비계획 수립 및 정비구역 지정·경관심의안을 수정 가결했다.
이날 통과된 정비계획안을 보면, 은마아파트는 최고 35층 33개 동, 5778세대로 재건축된다. 건폐율 50% 이하, 상한 용적률은 250% 이하가 적용됐다.
은마아파트 재건축의 최대 걸림돌로 꼽혔던 서울시 도게위 심의를 19년만에 통과함에 따라 남은 재건축 과정은 보다 속도감있게 진행될 것으로 예상된다.
특히 주택공급 확대를 통해 집값 상승을 잡겠다는 현 정부의 정책 기조가 은마아파트 재건축의 핵심 키 역할을 했다는 분석이 나온다. 윤석열 대통령은 재건축 규제 완화를 대선공약으로 내세우는 한편 오세훈 서울시장은 취임 직후 35층 층고 제한 규제를 폐지했다.
다만 재건축 과정에서 아직 넘어야 할 산은 많다. 재건축초과이익환수제와 분양가상한제 등 재건축 관련 규제는 여전히 적용받기 때문이다.
