브레이크뉴스 최애리 기자= 화성국제테마파크가 글로벌 IP사 유치에 이어 화성시 최초의 관광단지로 지정, 공식적인 인허가 절차의 첫 단추를 꿰며 본궤도에 올랐다.
신세계화성은 오는 31일 경기도 화성시 송산 그린시티 특별계획구역8 테마파크 용지 일원 약 86만 평이 경기도로부터 ‘화성국제테마파크 관광단지’로 지정, 고시된다고 밝혔다. 경기도 최대 규모 관광단지이자 화성시 최초의 관광단지다.
‘화성국제테마파크 복합개발사업’은 신세계화성이 경기도 화성시 송산 그린시티 내 127만 평 규모 부지에 테마파크·워터파크·스타필드·골프장·호텔·리조트·공동주택 등을 집약한 복합단지를 건립하는 사업이다.
이번 관광단지 지정은 지난 17년간 숙원해온 화성국제테마파크 복합개발사업이 공식적인 인허가 단계를 처음으로 통과했다는 점에서 의미가 깊다.
2007년부터 시작된 화성국제테마파크 복합개발사업은 그간 2차례 무산되는 등 위기를 겪었으나, 신세계프라퍼티 컨소시엄이 2019년 우선협상대상자로 선정된 이래 2020년 사업 협약 체결, 2021년 토지 매매계약을 거쳐 2023년 마스터 플랜을 완성하는 등 사업의 토대를 착실히 마련해 왔다.
지난 7월에는 사업단지 공식 명칭을 ‘스타베이 시티(일상과 비일상적 경험이 어우러져 빛나는 곳이라는 의미)’로 선정해 사업 의지를 공고히 했으며, 10월에는 글로벌 미디어 그룹 ‘파라마운트 글로벌(Paramount Global)’을 테마파크 IP사로 유치하는 데 성공했다.
나아가 신세계화성은 이번 관광단지 지정 인허가까지 완료하며 본격적인 스타베이 시티 실현에 나서게 됐다. 관광단지는 다양한 관광 및 휴양을 위해 각종 관광시설을 종합적으로 개발하는 관광 거점지역으로 개발 필요성, 타당성, 관광개발계획 적합성 등을 종합적으로 검토해 지정된다.
스타베이 시티는 경기도 최대 규모 관광단지로서 국내 최초의 파라마운트 브랜드를 활용한 테마파크를 비롯해 각종 엔터테인먼트, 문화, 휴양, 여가, 쇼핑, 주거까지 다양한 콘텐츠와 시설을 즐길 수 있도록 개발될 예정이다.
또한, 수도권 및 인천국제공항으로부터 접근성이 뛰어나 국내외 관광객 유치에 유리하고, 공룡알화석지 등 인근 관광자원도 풍부한 만큼 향후 아시아 대표 랜드마크로 자리매김해 지역 경제와 국내 관광산업 활성화에 기여할 것으로 기대된다.
아울러 경기도는 지난 10월 민간개발 지원센터 1호 안건으로 ‘화성국제테마파크 관광단지 조성사업’을 선정하고, 경기도·화성시·신세계화성 간 상호협력체계를 구축해 지원 사안을 논의하는 등 신속한 행정 처리를 추진하고 있다. 화성시 역시 경기도와 함께 조속한 인허가 등 행정 절차를 적극 지원 중이다.
한편, 신세계화성은 관광단지 조성계획 수립을 준비하고 있다. 2025년 내 관광단지 조성계획을 승인받아 2026년 착공에 돌입, 2029년 개장이 목표다.
