대형 건설사, 2023년 부동산 PF 차입금 15%↑..자기자본 초과 9곳

브레이크뉴스 문홍철 기자= 지난해 말 기준 상위 대형 건설사 가운데 부동산 PF(Project Financing) 대출 규모만으로 자기자본의 100%를 넘긴 곳이 9곳에 달하는 것으로 집계됐다. 전년동기 7곳보다 2곳이 늘었다.

 

5일 CEO스코어에 따르면 2023년 시공능력평가 상위 50대 건설사 중 전년도와 비교가 가능한 39개 건설사를 대상으로 부동산 PF 관련 차입금 현황(보증한도 및 보증금액·대출잔액, 연결 기준)을 조사한 결과, 지난해 말 기준 전체 대출 잔액은 46조3644억원으로 전년 동기 40조2165억원 대비 6조1479억원(15.3%) 증가했다.

 

세부 항목으로는 본PF(인허가 후 시공‧개발비용 조달용 대출)가 27조5927억원(59.5%)으로 가장 많았다. 이는 전년 동기보다 4조9023억원(21.6%) 증가한 수준이다.

 

이어 브릿지론(토지 매입 등 사업 초기 자금을 확보하기 위한 대출)은 17조2192억원(37.1%)으로 전년 동기 대비 6236억원(3.8%) 늘었다. 기타 대출비용은 1조5525억원(3.3%)으로 전년보다 6220억원(66.9%) 증가했다.

 

지난해 말 기준 자본총계 대비 부동산 PF 차입금 비중이 100%를 넘은 건설사는 총 9개로 확인됐다. 자본잠식 상태인 태영건설을 포함해 △코오롱글로벌 351.7% △두산건설 300.8% △SGC E&C 289.6% △신세계건설 208.4% △롯데건설 204.0% △쌍용건설 192.4% △금호건설 158.8% △서한 129.9% 등이다.

 

이는 전년도 7개사(△코오롱글로벌 △태영건설 △롯데건설 △두산건설 △서한 △쌍용건설 △금호건설)보다 2곳 늘어난 것이다.

 

반대로 자본총계 대비 차입금 비중이 10% 이하인 건설사로는 △HJ중공업 2.2% △한화 2.7% △효성중공업 3.2% △두산에너빌리티 3.3% △계룡건설산업 5.0% △삼성물산 5.9% △호반건설 8.5% 등 7개사로 집계됐다. 

 

2022년말 기준 10개사(△한화 △HJ중공업 △계룡건설산업 △두산에너빌리티 △효성중공업 △삼성물산 △DL건설 △호반건설 △SK에코플랜트 △서희건설) 대비해서는 3곳 감소했다.

 

지난해 말 기준 대출 잔액으로는 현대건설이 9조9067억원으로 가장 많았다. 이어 롯데건설(5조3891억원), GS건설(3조3015억원), 태영건설(2조6920억원), HDC현대산업개발(2조5302억원) 순이었다.

 

브릿지론 대출 잔액 비중이 가장 높은 건설사는 호반건설로 대출 전액(100%, 4227억원)으로 집계됐다. 이어 △롯데건설(88.0%, 4조7411억원) △신세계건설(88.0%, 2200억원) △제일건설(68.3%, 3880억원) △HL디앤아이한라 (58.3%, 1402억원) 등이었다.

 

본PF 대출잔액 비중이 100%인 건설사는 △삼성물산(2조3640억원) △금호건설(7460억원) △두산에너빌리티(3533억원) △화성산업(2543억원) △양우건설(650억원) △효성중공업(390억원) △HJ중공업(77억원) 7개사였다. 50%를 넘긴 건설사는 KCC건설(98.5%, 2565억원) 등 23곳으로 나타났다.

 

지난해 말 기준으로 2024년 부동산 PF 만기 도래 차입금 규모가 가장 큰 건설사는 현대건설로 7조2790억원이었으며, 이는 전체 대출잔액 9조9067억원 중 73.5%로 집계됐다. 

 

다음으로 △롯데건설 4조5351억원(84.2%) △GS건설 2조393억원(61.8%) △대우건설 1조4233억원(86.6%) △코오롱글로벌 1조3642억원(70.0%) 순이었다.

 

2025년 만기 차입금이 1조원을 넘는 건설사는 △HDC현대산업개발(1조2685억원) △GS건설(1조1107억원) △삼성물산(1조359억원)으로 집계됐다.
